What this site is

This site exists to show you how I work, show you what is for sale, and give you a way to get in touch. It is information, not advice about your situation. Nothing on it is an offer to buy or sell anything, and nothing on it puts either of us under an obligation.

When I become your agent

Reading this site does not make me your agent. Filling in a form does not either, and neither does a phone call, a text, or walking through a house together. I represent you once we have both signed a written agreement that says so, and not before. Until then, assume anything you tell me is something I may have to share with the other side of a deal.

Property information

Listing details on this site come from Stellar MLS and from sellers. I check what I can, but I do not control that data and it changes constantly. Price, status, square footage, lot size, taxes, zoning, school assignment, HOA rules and room counts can all be out of date or wrong. Verify anything you are going to make a decision on. A home shown here may already be under contract or sold.

I am a REALTOR®. I am not your attorney, your accountant, your lender's underwriter or your home inspector. Anything here about contracts, taxes, loan programs, insurance or the condition of a property is general information. Get your own professional to look at your situation before you rely on it.

Financing

Financing on my deals is handled by Tracy Freeman at Mpire Financial, NMLS 2174804. Nothing on this site is a loan offer, a rate quote or an approval. Loan terms depend on a full application and underwriting, and only the lender can tell you what you qualify for.

Fair housing

I follow the Fair Housing Act and Florida fair housing law. I do not discriminate on race, color, religion, sex, disability, familial status, national origin or any other protected class. I will not steer you toward or away from an area based on who lives there, and I will not answer questions about the makeup of a neighborhood. I will point you at the public data so you can look for yourself.

Using the site

Use it for your own property search and for getting in touch with me. Do not scrape it, copy the listing data onto another site, point automated traffic at it, upload anything harmful, or use the forms to send me anything you would not say out loud.

What you send me

Anything you type into a form here, I can use to help you with what you asked about. Do not send financial documents, account numbers or anything sensitive through a web form. Email them to me or hand them over directly instead.

Links to other sites

Some links go somewhere I do not run: my lending partner's application, my booking calendar, my course platform, social media, Stellar MLS. I do not control those sites and I am not responsible for what they do with your information. Read their own terms.

What is mine

The writing, photos, video, graphics and the Approval To Keys Method itself belong to me or to MVRK Real Estate. Share a link to any of it freely. Do not republish the content as your own.

Texts and emails

If you tick a consent box, you are agreeing to messages about the thing you asked for. Reply STOP to stop texts, and use the unsubscribe link to stop emails. The detail is in the Privacy Policy.

If something goes wrong

Florida law

These terms are governed by Florida law. Anything that has to be settled in court gets settled in Lake County, Florida.

Changes

If these terms change, the date at the top changes with them. Material changes will be noted on this page.
