This policy explains what information the site collects, why, and what you can do about it.

What you give me

When you fill in a form on this site, you choose what to send. Depending on the form, that can include your name, email address, phone number, what you are looking for in a home, your price range, your timeline, and anything else you type into a message box. On the commercial pages it can also include details about a business you are buying or selling.

You are never required to use a form. You can call or text 352-720-2775 instead.

What is collected automatically

Like most websites, this one records basic technical information when you visit: the pages you open, the approximate region you are in, the type of device and browser you use, and the site that sent you here.

The site uses the Meta pixel from Facebook and Instagram. It tells me which ads bring people to the site and lets me show ads to people who have visited. You can limit this in your Facebook and Instagram ad settings, and most browsers let you block it.

The site runs behind Cloudflare, which sets a cookie to tell real visitors apart from automated traffic. That cookie is there for security and cannot be turned off without breaking the site.

The site does not use Google Analytics.

Why I use it

• To answer you, and to send what you asked for.
• To set up a home search that matches your criteria and send you properties as they come on the market.
• To do my job as your agent if you decide to work with me.
• To measure which marketing is working.
• To meet record keeping rules that apply to real estate licensees in Florida.

Text messages

If you tick the text consent box on a form, you are agreeing to receive text messages from MVRK Real Estate about the thing you asked about. Message frequency varies. Message and data rates may apply. Reply STOP at any time to stop them, and HELP for help. Ticking that box is optional and is never a condition of buying or selling a home with me.

Your phone number is not shared or sold to anyone for their own marketing, and consent to be texted is never passed to a third party.

Email

If you give me your email, I may send you the thing you requested, follow up about it, and send market updates. Every one of those emails has an unsubscribe link, and unsubscribing does not affect anything else we are working on together.

Who else sees your information

I use ordinary business services to run this site and my business, and they see your information only to provide that service to me:

• GoHighLevel, which hosts this website, its forms and my client records.
• Cloudflare, which delivers and protects the site.
• Meta, for advertising measurement as described above.
• My transaction coordinator, once you are under contract, so the paperwork and deadlines get handled.
• My lending partner, only if you ask to be connected about financing.
• Anyone I am required to share with by law, by a court, or by the rules that govern real estate licensees.

I do not sell your personal information, and I do not rent or trade your contact details.

How long it is kept

Enquiries that go nowhere are kept while they are still useful and then removed. Records tied to a real transaction are kept for the period Florida requires of real estate licensees, currently five years, and sometimes longer where a contract or a dispute calls for it.

What you can ask for

Email [email protected] or call 352-720-2775 and you can ask me to:

• tell you what information I hold about you,
• correct anything that is wrong,
• delete your information, where I am not required to keep it,
• stop emailing you, stop texting you, or stop calling you.

I will not treat you differently for asking.

Security

Your information is held in password protected systems run by the providers above. No website can promise perfect security, and I will not pretend otherwise. If something goes wrong that affects your information, I will tell you.

Children

This site is meant for adults. It is not directed at children under 13 and I do not knowingly collect their information.

Changes

If this policy changes, the date at the top changes with it. Material changes will be noted on this page.
